The Cascade Industrial Center (CIC) is a hub of industrial activity that is the second-largest Manufacturing/ Industrial Center in Snohomish County.
The CIC includes a total land area of 4,019 acres, of which 57% is in Arlington and 43% within Marysville city limits. Nearly 1,762 acres, or about 44%, of the land area has capacity for additional development, including partially used sites, redevelopable sites and vacant sites.
The CIC is located within regional economic centers and has direct access to Interstate 5 via State Routes 99, 531 and 530. Nearby Paine Field offers new passenger air service and is home to a large manufacturing hub centered on Boeing and the aerospace industry. A large manufacturing workforce resides within easy access, enjoying relatively affordable housing and an enviable quality of life.
The CIC’s mix of large amounts of developable property and its proximity to transportation assets including the Arlington and Paine Field airports and the BNSF main line and spur make it an attractive site for industrial activities.
The cities of Arlington and Marysville jointly funded a Market Study for the Arlington Marysville Manufacturing Industrial Center, now referred to as the Cascade Industrial Center, which was completed in August 2016.

Industrial and Manufacturing Property Tax Exemption
The State of Washington passed SB 5761 to exempt property taxes for the value of new construction of industrial/manufacturing facilities for 10 years. The City of Marysville adopted Ordinance 3020 to allow this financial incentive to be used in the Cascade Industrial Center.
The law is limited to use by the cities of Marysville, Arlington, and Lake Stevens as a demonstration on how the State of Washington can encourage manufacturing and industrial uses. The City of Marysville and Snohomish County have approved this property tax exemption for use in Marysville.
The law requires the following: Creation of a minimum of 25 new full time jobs, paying at least $18.00 an hour. The building improvements must be 10,000 square feet or larger and a minimum improvement value of $800,000.00. The use must be one which is a SIC Division D Manufacturing as defined by the US Department of Labor.
