Cascade Industrial Center
A long-term joint effort by the cities of Marysville and Arlington, the Cascade Industrial Center (CIC) received its official designation as a Manufacturing and Industrial Center by the Puget Sound Regional Council in 2019. The CIC includes just over 4,000 acres of manufacturing and industrial zoned land with more than 1,700 developable acres, nearly all of those located within Marysville city limits.
As Snohomish County’s Hub for Manufacturing Innovation, the CIC supports a wide range of mechanized and technology-driven industries due to its distinctive and abundantly qualified advanced manufacturing workforce, smart manufacturing practices, and access to emerging platform technologies offered via a concentration of mechanical engineering, instrumentation and fabrication experts. We expect to add 20,000 more family-wage jobs in the CIC over the next decade, helping residents work close to home and boosting our local economy.

Industrial and Manufacturing Property Tax Exemption
The State of Washington passed SB 5761 to exempt property taxes for the value of new construction of industrial/manufacturing facilities for 10 years. The City of Marysville adopted Ordinance 3020 to allow this financial incentive to be used in the Cascade Industrial Center.
The law is limited to use by the cities of Marysville, Arlington, and Lake Stevens as a demonstration on how the State of Washington can encourage manufacturing and industrial uses. The City of Marysville and Snohomish County have approved this property tax exemption for use in Marysville.
The law requires the following: Creation of a minimum of 25 new full time jobs, paying at least $18.00 an hour. The building improvements must be 10,000 square feet or larger and a minimum improvement value of $800,000.00. The use must be one which is a SIC Division D Manufacturing as defined by the US Department of Labor.
